Early market Assisted Living Center in New England
THE SITUATION:
An entrepreneurial early entry into the Assisted Living Market approached Congress to create a project on a site it had entitled, which was in need of construction and design expertise.
THE ASSIGNMENT:
Congress was approached by its client, who had a viable site, to develop an Assisted Living Facility, at a time when the AL industry was in its infancy. Congress worked closely with the client to develop a program and then a building design that would meet the program and business goals of the client. This included a 135-bed, new Assisted Living Facility, Adult, Child Day Care and rehabilitation space and services.
THE PROGRAM:
Congress brought to the project Design Build solutions for structural, mechanical, electrical and interior disciplines. Congress also facilitated HUD 232 financing on behalf of the client and identified substantial sources for equity within the project using HUD approved methods that allowed the project to move forward. A key part of the project was introducing the innovative HUD 232 program to allow this pioneering Assisted Living project to be successful in the Massachusetts market. Congress also assisted the client to identify sources of equity required in order to obtain construction funding.
THE FINAL RESULT:
The project was completed one month ahead of schedule and remains one of New England’s most successful Assisted Living facilities, recently the subject of substantial additions.
