Design Build Turnkey for Skilled Nursing Facility
THE SITUATION:
Design Build a 372-bed, 155,000 SF, steel frame, concrete construction Skilled Nursing facility in two phases.
The customer was in possession of an approved CON for 372 beds. Recognizing that he did not have in-house development expertise, the customer invited Congress in to properly organize and execute all aspects of the project.
THE ASSIGNMENT:
Congress’ assignment included entitlements, design, construction, furnishings, interiors, low voltage and communication systems as well as physical therapy spaces including all equipment and a dedicated and secure ALZ wing. Congress was also charged with the responsibility to master plan the project to allow for a future Senior Housing component.
Also, during construction, a nearby nursing home with 90 patients decided to close. Congress’ customer needed to provide available beds to accept these patients.
THE PROGRAM:
During the planning process, Congress worked closely with the customer to define the business model and strategy for the operation of the project, and to identify the appropriate construction lender. Critical to the success of this project was a dedicated secure Alzheimer’s wing and oversized therapy space for short-term rehab. To address this, Congress redesigned the facility during construction to provide 4,000 SF of therapy spaces with state-of-the-art physical therapy equipment. In addition, Congress also provided a dedicated, secure ALZ wing, specially furnished, including interiors and security systems specifically designed for Alzheimer’s care.
Congress procured all local, county and state approvals for the site, and delivered a fully entitled buildable and financeable site with a fully designed project, and a construction loan appropriate for the project and for the customer.
Congress accelerated the completion date in order to accept transfer of the 90 patients requiring beds.
THE FINAL RESULT:
The project was successfully completed 3 ˝ months ahead of schedule. Congress shared construction interest savings of over $500,000 with the client, who enjoyed a profitable and high-quality census nursing facility in an area with significant competition. The accelerated completion date allowed the transfer of 90 patients upon completion of construction.
