Development

We Build on Solid Foundations

Congress' development expertise is beneficial for clients who do not have the in-house development overhead, expertise, experience, or staff for effective real estate development,and would like a skilled professional to workon their behalf.

As an extension of your organization, our professional development personnel will execute your project based on your business and operational requirements. As your project proceeds through the stages of development, you will remain totally informed of all progress, receiving monthly executive summaries and progress and budget reports. All key commitments and major decisions remain within your approval. From procurement, construction, and soft costs to reporting to lenders and municipalities, Congress provides full service real estate development services to your standards and specifications.

The development process includes:

Site Selection

In the event that you have not yet secured or evaluated a project site, Congress can provide evaluative services of available options. Taking into account everything from geotechnical and borings to the environment and zoning, we provide a thorough investigation of potential sites and analysis of site development costs and implications, and present our comprehensive, professional recommendation.

Programming and Planning

By carefully analyzing your business plan and listening carefully to you about how you plan to operate in your building, Congress will identify the scope of construction work needed to meet your objectives. We will then map out a detailed, strategic plan that will bring concept into reality while ensuring that your finished product meets your needs.

Permitting and Approvals

Working on your behalf, Congress will obtain thenecessary permits for all stages of construction, ensuring that the project has the necessary governmental approvals.

Architecture, Engineering and Design

We work closely with our architects and engineers to provide you with clear, pre-defined criteria addressing all of the major building components, finishes and systems to meet your standards and your project budget.

Construction and Program Management

When construction begins, Congress' experienced team will provide all the construction management services necessary to execute your project to completion, commissioning, and training of the end user. You will receive timely updates and reports detailing progress, scheduling and costs, enabling you to stay fully informed.

Construction and Permanent Financing Options

Leveraging our solid relationships with appropriate lenders, Congress works closely with you to package your project and assist in evaluating financing options in your best interest. Congress partners with you to organize and optimize your construction financing, informing you of specialty programs available to industry-specific projects, and providing contact with lenders who are confident in your projectas a result of our involvement.
