The Pre-Construction Strategy process includes:

Consultative Meetings

Congress meets with your team to discuss construction goals and how they relate to your business objectives to develop the parameters and requirements for a successful completed project.

Initial Design Development

In order to ensure your building and business objectives are addressed from the inception of your construction project, Congress works collaboratively with the client, architects, and engineering teams to develop and evaluate schematic plans leveraging our valuable industry knowledge to help create a building that meets both budgetary goals and your end-user needs.

True Value Engineering

The Congress approach differentiates true Value Engineering from simple cost cutting. By carefully considering the range of building systems, assemblies, lifecycle costs, maintenance costs, and schedule implications early in the preconstruction process, very early in the preconstruction process, Congress makes timely and valuable recommendations that positively impact construction costsand schedule, while maintaining the integrity of your building's quality.

Estimating and Budgeting

Creating accurate project cost estimates early in the preconstruction process is essential to securing proper planning. This allows you to move forward with confidence and make your project a reality. We bring the added bonus of relationships with industry recognized financial institutions and programs.

Pre-Construction, Construction Phasing, and Delivery Schedule

Congress will work with you to develop a realistic schedule for your project, including all pre-construction and construction activities, through delivery and commissioning.

Pre-Qualification of Subcontractors

Congress will provide consultation and pre-qualification of subcontractors who can fulfill your project's needs. Our industry experience has allowed us to build lasting partnerships with properly qualified subcontractors and suppliers who provide reliable, high-quality performance.
